Loan Programs

Your mortgage doesn't have to look like everyone else's

Not all loans are built the same way. Depending on where you are in life—whether you're a first-time buyer, self-employed, have a non-traditional credit history, or are buying in a competitive market—different loan programs can open doors that a standard mortgage might not. Some programs offer more flexibility on down payments. Others work better if your income is harder to document. Some let you lock in certainty; others give you room to adjust. The right fit depends on your actual situation, not a one-size-fits-all approach. If you've ever wondered whether a different program might work better for you, that's worth exploring. Let's talk about what your options really are.

Reach out and let's walk through which program might make the most sense for your goals.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
