Loan Programs

Which loan program actually fits your situation?

I talk with a lot of people who assume there's only one mortgage product out there—but there isn't. Depending on where you are in your financial life, different loan programs can make a real difference in what you qualify for and what your long-term costs look like. Some borrowers benefit from programs designed for first-time buyers. Others have built enough equity that a different structure works better. And your credit profile, down payment, and timeline all play a role in which option makes the most sense.

The loan program that worked for your neighbor might not be the best fit for you, and vice versa. That's why I always start by understanding your specific circumstances before recommending anything. If you're curious about whether your current situation opens up options you hadn't considered, I'd be glad to walk through them with you.

Let's talk about which loan program could work best for your goals.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Garretson Mortgage Team team any time and we'll walk you through your options.
