Loan Programs

Why your neighbor's mortgage might work differently than yours

Not all mortgages are built the same way. Depending on your down payment, credit profile, home location, and how long you plan to stay, you might qualify for programs your friend doesn't—and vice versa. Some borrowers benefit from adjustable rates or government-backed loans; others do better with conventional fixed terms. The program that makes sense depends entirely on your situation. That's why a real conversation about your goals matters so much more than a generic rate comparison. If you've never talked through which loan program fits your life, it's worth an hour of your time. I can walk you through the options that actually apply to you.

Let's chat about which loan program makes the most sense for where you are right now.

Tip of the Week

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
