When a refi makes sense (and when it doesn't)

Refinancing isn't always the right move, even when rates shift or your home value climbs. The real question is whether the benefit outweighs the cost and time. A refinance can lower your monthly payment, shorten your loan term, or switch from an adjustable to a fixed rate—but it also involves closing costs and a new application process. The math only works in your favor if you plan to stay in the home long enough to recoup those costs through savings. I always recommend running the numbers before you decide. Every situation is different, and what works for your neighbor might not work for you.
