Why your loan looks different than you'd expect

Every borrower I work with has a slightly different path to homeownership. This week, I want to explain why.

Loan Programs

Why your neighbor's mortgage might work differently than yours

Not all mortgages are built the same. Depending on your situation—your down payment, credit profile, property type, or loan amount—you may qualify for different programs, each with its own terms and trade-offs. Some borrowers benefit from programs designed for first-time buyers. Others find value in options that require less down. Understanding which program fits your life (not just your budget) can make a real difference in how comfortable you feel with your loan long-term. If you're curious about what's actually available to you, I'd love to walk through the options.

Let's talk about which loan program makes the most sense for your situation.

Tip of the Week

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Markiesia Scott team any time and we'll walk you through your options.
