A lot of people ask me whether they should refinance, and my answer is always: it depends. Refinancing isn't automatically the right move just because rates drop or your situation changes. The real question is whether the long-term benefit outweighs the cost and effort of the process. Sometimes staying put is smarter. I walk through this calculation with every client—looking at how long you plan to stay in your home, what your closing costs would be, and how much your payment or terms would actually improve. Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
