Sometimes homeowners ask me whether they should refinance, and the answer isn't always yes — even when rates move. This week, I want to share how to think about that decision clearly.

When a rate drop is worth the effort

Not every rate movement calls for a refinance. Refinancing means closing costs, a new application process, and time — so it only makes sense when the math works in your favor. Generally, you'll want to see meaningful enough rate savings that they'll recover those costs within your timeline for staying in the home. If you're planning to move in a few years, even a decent rate drop might not pencil out. But if you're settled long-term and rates have shifted noticeably, it could be worth exploring.
