Picking the right mortgage for your life

There's a lot of noise out there about different mortgage types. Today I want to cut through that and focus on what actually matters: finding the program that works for you.

Loan Program Fit

Which mortgage program actually works for you

Not all mortgages are the same, and the right one for your neighbor might not be right for you. Some borrowers benefit from fixed rates that lock in predictability. Others have flexibility in their timeline and can take advantage of different structures. Your credit profile, how long you plan to stay in the home, how much you're putting down, and your comfort with monthly payments all shape which program makes sense.

I often see people choose a loan type because they heard about it, not because it fits their actual situation. That's a costly mistake. Let's talk about what you're trying to accomplish and build a plan around that—not around what's trending.

If you're curious whether your current loan (or a new one) is the best fit for where you are, reach out and we can walk through it together.

Tip of the Week

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
