Loan Programs

Which loan type actually fits your situation?

Not all mortgages are created equal, and the right loan for your neighbor might not be right for you. Fixed-rate loans lock in your payment for the life of the loan—stable and predictable. Adjustable-rate mortgages can start lower but change over time. Jumbo loans, FHA, VA, USDA—each has its own rules, benefits, and who qualifies. The loan you choose affects not just your monthly payment, but how much you can borrow, what down payment makes sense, and how flexible you are if life changes. If you've never dug into the actual differences, or if your situation has shifted since you last borrowed, it's worth a fresh conversation. I'd love to walk you through what's available and what might work best for where you are right now.

Let's talk about which loan program makes sense for your goals.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
