Equity & Refinancing

Your home's value may have shifted—here's why that matters

If you've owned your home for a while, there's a good chance its market value has changed since you bought it. That shift directly affects your equity—the difference between what your home is worth and what you still owe on your mortgage. Why does this matter? Because equity can open doors. It might mean refinancing makes sense now when it didn't before, or tapping into that equity for repairs, education, or other goals. The catch is you won't know what your situation looks like without taking a honest look at where your home stands today. It's worth a conversation with me to explore what options may have become available to you.

Let's talk about what your home's current value means for your mortgage strategy.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Yeraline Narvaez Oyola team any time and we'll walk you through your options.
