Affordability Check

Your budget might stretch further than you think

When rates move, the math on what you can afford shifts too. A lot of people assume their budget is fixed, but the truth is that your monthly payment depends on both the loan amount and the interest rate. If rates have moved in your favor, you might qualify for a higher loan amount at the same monthly payment you were planning to make. That doesn't mean you have to borrow more—but it's worth understanding your actual options. The opposite is also true: when rates rise, affordability tightens. Either way, knowing where you really stand helps you make smarter decisions about timing and how much house makes sense for your situation. I'd be happy to walk through the numbers with you and show you what's actually possible right now.

Let's talk about what you can really afford this week.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
