The math depends on how long you plan to stay in your home, what you'll pay in closing costs, and how much your payment or interest savings will actually be. Sometimes a refinance saves you thousands over time. Sometimes it doesn't. That's why it's worth a real conversation before you apply — not to pressure you into anything, but to show you the actual numbers so you can decide with confidence.
