Different mortgages, different outcomes

There's a lot more to choosing a mortgage than just the rate. This week I want to talk about loan programs—and why the right choice depends entirely on you.

Loan Programs

Not all mortgages work the same way

When you're shopping for a mortgage, it's easy to focus only on the interest rate. But the type of loan you choose matters just as much. Fixed-rate mortgages lock in one payment for life. Adjustable-rate loans start lower but can change over time. Some programs require less down, others reward a larger down payment. And if you're a first-time buyer, a veteran, or you're buying in a rural area, you may qualify for programs designed specifically for you. The right loan for your neighbor might not be the right loan for you. That's why it's worth having a real conversation about which program actually fits your situation, your timeline, and your comfort level. I'd love to walk through your options with you.

Let's find the loan program that makes sense for you—reach out anytime.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
