Home Equity

Your home builds wealth while you sleep

Every mortgage payment you make does two things: it pays down what you owe (principal) and it builds equity in your home. Over time, as your loan balance shrinks and your home holds or gains value, that equity grows—and it's yours to use if you need it. Some borrowers tap into their equity through a refinance or a home equity line of credit when life happens: a big repair, education costs, or consolidating debt at better terms. Others simply let it accumulate as a financial safety net. Either way, understanding how much equity you've built is the first step to making smart decisions about it. I'd be happy to help you figure out where you stand and what options might make sense for your situation.

Let's talk about what your equity could do for you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
