Why your mortgage payment stays the same (even when rates move)
A lot of people wonder: if interest rates go down, shouldn't my payment go down too? The short answer is no—not unless you refinance. Here's why. When you lock in a mortgage rate, that rate and your monthly payment are set for the life of your loan. If rates drop after you close, your payment doesn't automatically adjust. The good news is that's exactly when refinancing can make sense. If rates have moved meaningfully lower since you borrowed, it might be worth exploring whether a new loan could lower your payment or shorten your payoff timeline. The tricky part is weighing the closing costs against your long-term savings, which is where a conversation really helps.
