Picking the right type of mortgage

Hi there. This week I want to talk about something I see borrowers overlook: the mortgage program itself matters as much as the rate.

Loan Programs

Which loan type actually fits your situation

Not all mortgages work the same way. Fixed-rate loans, adjustable-rate mortgages, FHA loans, VA loans, and conventional programs each have different rules, benefits, and trade-offs. The right choice depends on how long you plan to stay in your home, your risk tolerance, your down payment, and your financial goals. A loan that's perfect for one borrower might be a poor fit for another. I spend time understanding where you're headed so we can pick a program that makes sense for your life, not just today but down the road. If you're unsure whether your current loan is still the best match, or if you're shopping for a home and want to know what options are actually available to you, let's talk through it.

I'm happy to walk through the pros and cons of different programs and what might work best for you.

Tip of the Week

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Jody Canfield team any time and we'll walk you through your options.
