Refinancing Basics

When does refinancing actually make sense?

I get asked this a lot, and the answer isn't always obvious. Refinancing can help if rates have moved in your favor, if you want to shorten your loan term, or if you're looking to tap into your home's equity for a major expense. But it also means closing costs and a new loan process, so it has to pencil out for your situation.

The best first step is a straightforward conversation about your goals. Are you trying to lower your payment, build equity faster, or access cash? Once I know what you're after, we can run the numbers and see if refinancing moves the needle for you. There's no one-size-fits-all answer—it really depends on your timeline and what matters most to your family.

If you're wondering whether refinancing could help, I'm happy to walk through the numbers with you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
