The loan type you pick really does matter

I want to make sure you're in the right mortgage for your goals, not just the first one available. This week, let's talk about why the type of loan matters as much as the rate does.

Loan Programs

Not all mortgages work the same way

One of the biggest surprises I see is when borrowers realize their loan type—fixed-rate, adjustable-rate, FHA, conventional, or jumbo—comes with its own rules and costs. The program you choose affects not just your rate, but your down payment options, flexibility to refinance later, and how your payment behaves over time. Some programs make sense if you're staying in your home for decades. Others fit better if you might move or refinance within a few years. Understanding what you're actually getting into—before you sign—saves confusion and regret down the road. I'm happy to walk you through how different programs stack up for your situation.

Let's talk about which loan program makes the most sense for you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
