A lot of homeowners ask me if they should refinance, and my answer is always the same: it depends on your situation. Refinancing isn't automatically a good move just because rates shift. What matters is whether the long-term benefit outweighs the costs of closing a new loan. Some people are in a position where it makes real financial sense; others aren't quite there yet. The best way to know is to run the numbers on your specific scenario — your current loan balance, how long you plan to stay, and what your goals actually are. Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
