Should you refinance your mortgage?

One question I get asked often is whether now is a good time to refinance. The answer depends entirely on your individual circumstances.

Refinancing Strategy

When does refinancing actually make sense?

Refinancing isn't always the right move, even when rates drop. The real question is whether the savings over time justify the cost to refinance. A shorter loan term, lower rate, or switch from adjustable to fixed might each make sense on their own — but they come with tradeoffs. How long you plan to stay in your home, how much you still owe, and what you're trying to achieve (lower payment, pay off faster, tap equity) all matter. I see borrowers get excited about a rate that's dropped a quarter point, only to realize the closing costs won't pay for themselves in their situation. That's why it's worth having a real conversation before you decide. I'm here to walk through the numbers with you and be honest about whether it pencils out.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
