Why your mortgage isn't like everyone else's

Every mortgage is built for someone. The right program for you depends on where you're starting and where you want to go.

Loan Programs

Not all mortgages work the same way

One of the biggest surprises I see is when borrowers realize their neighbor's mortgage deal doesn't match theirs—and that's often by design. Different loan programs have different rules about down payments, credit requirements, how rates are set, and what flexibility you get down the road. A conventional loan, an FHA loan, a VA loan if you're eligible—they each solve different problems for different people. Understanding which program fits your situation (and your goals) can make the difference between a mortgage that feels right and one that creates headaches later. I'd love to walk you through what's available to you and why one option might make more sense than another.

Let's talk about which loan program aligns best with your situation.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
