There's a lot to juggle when you're thinking about a mortgage—but some things deserve more attention than others. One of them is your credit score.

Debt & Borrowing

Your credit score matters more than you think

I've noticed a lot of people focus on their down payment or finding the right home, but then gloss over their credit score. Here's why that matters: your credit score affects not just whether you get approved, but what you'll actually pay over the life of your loan. Even small differences in your rate can add up to tens of thousands of dollars. If you're thinking about buying or refinancing soon, now is the time to pull your credit report, look for errors, and give yourself a realistic picture of where you stand. It takes time to improve your score, and I'd rather help you get there before you're ready to move than have you rush into a loan that costs more than it has to. Let's talk about where your credit sits and what steps might help.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
