Loan Programs
What your loan type means for your monthly payment
Not all mortgages work the same way, and the program you choose affects more than just your interest rate—it shapes your entire payment and how your loan behaves over time. A fixed-rate mortgage keeps the same payment every month for the life of the loan. An adjustable-rate mortgage may start lower but can change after an initial period. Other programs, like FHA or VA loans, come with their own rules about down payments and insurance. Understanding what you're signing up for means no surprises down the road. If you're not sure whether your current loan is the right fit, or you're curious what options exist for a purchase or refinance, I'd love to walk you through it. Reach out and let's talk about which loan program makes sense for your situation.

Tips for Homeowners
Year-End Tax & Mortgage Planning
1.
Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).
2.
If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.
3.
Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
