Loan Programs

Not all mortgages work the same way

I talk to a lot of people who think a mortgage is a mortgage—you borrow money, you pay it back. But the truth is, different loan programs can work very differently for your situation. Some let you put down less upfront. Others offer flexibility if rates change. Some are built for people rebuilding credit. The program that makes sense for your neighbor might cost you more or fit worse with your timeline and goals. That's why I always ask questions first: What's your timeline? How long do you plan to stay? What matters most to you—lower upfront costs, predictability, or something else? Once I understand your picture, the right program usually becomes pretty clear. I'd love to walk through what's available for you.

Let's talk about which loan program might be the best fit for your situation.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
