What happens to your payment when rates drop
A lot of people assume that if rates fall, their monthly payment automatically goes down. That's only true if you refinance — which means applying for a new loan to replace your current one. Your existing mortgage payment stays exactly the same until you refinance. The good news: when rates do move in your favor, refinancing can be worth exploring. It's not automatic savings, though. You'll want to think through how long you plan to stay in your home and whether the costs of refinancing make sense for your situation. That's where a real conversation helps. I can walk you through what a rate change might mean for your specific loan and whether it's worth the move. If you've been wondering whether a rate move affects you, let's talk through your options.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.
|
If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
