Home Equity
Your home's value isn't the same as your equity
A lot of people think their home's market value is what they have to work with. But equity is different—it's the gap between what your home is worth and what you still owe on your mortgage. That gap matters because it's real money you can access if you need it, whether through a refinance, a home equity line, or a second mortgage. Even if your home's value hasn't changed much, you've likely built equity just by making regular payments over time. Knowing that number helps you understand your options down the road. If you're curious what your equity position looks like right now, I'd be happy to walk through it with you. Reach out if you'd like to talk through what you might be sitting on.

Tips for Homeowners
Year-End Tax & Mortgage Planning
1.
Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).
2.
If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.
3.
Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
