What type of mortgage do you actually have?

One of the first things I ask a client is what kind of mortgage they're carrying. You'd be surprised how many aren't sure—or what they discover when we dig in.

Loan Programs

Your loan type matters more than you think

Not all mortgages work the same way. Whether you have a fixed rate, an adjustable rate, a government-backed loan, or a conventional mortgage, each one has different rules about what you can do with your home—and how much flexibility you have down the road. Understanding yours helps you make better decisions about refinancing, tapping equity, or selling. I've seen borrowers surprised to learn what their loan allows (or doesn't). If you're not sure which program you're in or what it means for your situation, that's exactly what I'm here to walk you through. The answers can actually change your options more than you'd expect.

Let's talk about your loan and what it means for your goals.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
