Why your neighbor got approved when you didn't

Not every mortgage works the same way, and that's actually good news. It means there's likely a program designed for your exact situation.

Loan Programs

Why your neighbor's loan might not work for you

One of the biggest mistakes I see is assuming all mortgages are created equal. The loan program that's perfect for someone with a large down payment, excellent credit, and stable income might not be available to you—or might not make sense for your situation. Different programs have different requirements, different rates, and different costs. A loan that requires 20% down is worthless if you have 10%. A program built for self-employed borrowers won't help a W-2 employee. The right fit depends on your specific circumstances: how much you can put down, your credit history, your income, how long you plan to stay in the home. That's why I always recommend talking through your options before you make any decisions. I can show you what actually works for your situation, not just what sounds good in conversation.

Let's talk about which programs match your goals—reach out and we can walk through it together.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
