Loan Programs

Why your loan type matters more than you think

Most people focus on rate when they're shopping for a mortgage, but the loan program itself — the structure and terms — can make just as much difference in your long-term costs and flexibility. A fixed-rate loan offers predictability. An ARM might start lower but adjusts over time. Some programs come with stricter requirements; others give you more breathing room. Others offer built-in flexibility if your life changes. The right program depends on your timeline, risk tolerance, and plans for the home. That's why I always recommend we talk through which type aligns with your actual situation, not just what sounds cheapest today. The best rate in the world won't help you if the loan terms don't fit your life.

Let's walk through which loan type makes the most sense for you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
