When refinancing makes sense (and when it doesn't)

Refinancing sounds like a magic solution, but it's really just replacing your current loan with a new one. The math matters. You'll want to look at how much you'd save on your monthly payment, weighed against closing costs and how long you plan to stay in your home. Sometimes the monthly savings are real and worth it. Other times you'd be paying fees just to break even a few years later. The best move depends on your specific situation—your loan balance, your timeline, and whether rates have moved in your favor. Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
