Your situation may have changed more than you think

Hi there. I hope this finds you well. This week I want to touch on something that doesn't get discussed enough: how much your financial picture can shift in a short time, and what that means for your mortgage.

Home Affordability

When your budget shifts, your mortgage options might too

Life changes fast—a job move, a growing family, an inheritance, or even just a shift in what you want from your home. What felt unaffordable a year ago might be within reach now. The opposite is true too: circumstances change, and what once made sense might need rethinking. That's why I recommend checking in on your situation every so often, not just when rates move. A conversation about where you are now—your income, your goals, your timeline—can open doors you didn't know were there. Whether you're looking to buy, refinance, or just understand your options better, I'm here to help you see what's actually possible.

Let's talk about where you stand and what makes sense for you right now.

Tip of the Week

Inspect your attic insulation. Proper insulation reduces heating and cooling costs and can prevent ice dams on your roof.

Tips for Homeowners

Fall Home Prep: Heating, Safety & Systems

1.

Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

2.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

3.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Emin Hakobian team any time and we'll walk you through your options.
