Refinancing Basics

When it makes sense to refinance your mortgage

Refinancing isn't something you have to think about often, but it's worth understanding when it could work in your favor. The main reason people refinance is to lower their monthly payment or shorten their loan term—usually when rates drop or when you've built enough equity to access better terms. But there are other reasons too: switching from an adjustable rate to a fixed one, tapping into equity for a major expense, or consolidating debt. The key is weighing the costs of refinancing against the long-term savings. Not every situation makes sense, and that's okay. If you're curious whether refinancing could benefit you right now, I'd love to walk through your options together.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
