When a rate drop is worth the cost

Not every rate decrease means you should refinance. I talk to homeowners who think any movement downward is an automatic green light, but the math doesn't always work out that way. Refinancing involves closing costs, and you need enough of a rate improvement over enough remaining time on your loan to break even on those costs. That break-even point is different for everyone depending on how long you plan to stay in your home.
