Refinancing Strategy

When refinancing makes sense—and when it doesn't

Refinancing can be a smart move, but it's not automatic. The math works best when you plan to stay in your home long enough to recoup closing costs through lower payments. It also works well if rates have dropped meaningfully since you borrowed, or if you want to shorten your loan term without stretching your budget. On the flip side, refinancing doesn't make sense for every situation—especially if you're selling soon or if your credit has changed. The key is running real numbers on your specific loan, not just hearing that rates moved. I can show you exactly when the payoff kicks in and whether a refi aligns with your timeline and goals.

Let's talk through whether refinancing is the right next step for you.

Tip of the Week

Inspect your attic insulation. Proper insulation reduces heating and cooling costs and can prevent ice dams on your roof.

Tips for Homeowners

Fall Home Prep: Heating, Safety & Systems

1.

Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

2.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

3.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
