Loan Programs

Which loan type is actually right for you

When you're shopping for a mortgage, the program you choose matters as much as the rate itself. Some loans let you put down less money upfront. Others reward you for a larger down payment. Some have fixed payments forever; others adjust over time. And depending on your situation—first-time buyer, investment property, cash-out refinance—different programs open different doors. I find that borrowers who understand their options make faster decisions and feel more confident in their choice. The best loan for your neighbor might not be the best for you, and that's okay. Let's talk about what's available and what actually fits your goals and budget.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
