Loan Programs

Not all mortgages are built the same way

One of the biggest surprises I see is how many people think they have only one loan option. The truth is, depending on your situation, you might qualify for several different programs—each with its own payoff. Some borrowers benefit from fixed rates that never change. Others do better with adjustable programs early on, or loans designed for first-time buyers, or programs that let you put down less upfront. Your credit, your down payment, your timeline, and your goals all factor into what makes sense. The right fit for your neighbor might not be your right fit. That's why it's worth having a real conversation about what's actually available to you, not just what you've heard about.

If you're curious about what programs you might qualify for, I'm happy to walk through your options.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
