Affordability & Payment

When rates move, your payment math changes

A lot of people don't realize how directly interest rates affect what you actually pay each month. When rates shift, even by a small amount, your monthly payment can go up or down noticeably—and over the life of a loan, that adds up fast. The same home can feel affordable or out of reach depending on where rates land. That's why it's worth checking in regularly, especially if you've been thinking about buying or refinancing. A conversation about where rates are now versus when you started looking can open up options you might not have considered.

Let's talk about what your payment could look like with today's rates.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
