What's changed for you since we last talked?

I work with homeowners in every situation, and one thing I notice is that people often don't realize how much their circumstances — and their options — can shift over time.

Smart Money

Why now is the time to talk about your options

Life changes. Maybe your income has grown, your credit improved, or your home's value shifted. Or maybe you're just ready to explore what's possible. The truth is, your loan situation isn't set in stone — there are often smart moves available to homeowners who take a closer look. Whether that's refinancing to a better rate, tapping into equity for a major project, or simply understanding your next steps, the conversation costs nothing. I'd rather you know what's available than wonder later if you missed an opportunity.

If you'd like to review where you stand and what might make sense, I'm here to walk through it with you — no pressure, just honest guidance.

Tip of the Week

Inspect your attic insulation. Proper insulation reduces heating and cooling costs and can prevent ice dams on your roof.

Tips for Homeowners

Fall Home Prep: Heating, Safety & Systems

1.

Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

2.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

3.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
