When does refinancing actually pay off?

Hi there — I've been fielding a lot of questions lately about refinancing, and I thought I'd share some perspective on how to think about it.

Refinancing Strategy

When to think about a new mortgage

A lot of people wait for the perfect moment to refinance, but the truth is there's rarely one magic number. What matters more is understanding where you stand right now — your current rate, how long you plan to stay in your home, and what refinancing would actually cost. Sometimes a modest rate improvement makes sense; sometimes it doesn't. The best time to explore your options is before you need to, when you can think clearly and compare possibilities without pressure. If you've been in your home for a while or your situation has changed, it might be worth a conversation.

Let's talk through whether a refinance makes sense for you.

Tip of the Week

Inspect your attic insulation. Proper insulation reduces heating and cooling costs and can prevent ice dams on your roof.

Tips for Homeowners

Fall Home Prep: Heating, Safety & Systems

1.

Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

2.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

3.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
