Your payment depends on more than just rates

I spend a lot of time talking about interest rates—they matter, and they move. But I want to remind you of something even more important: the monthly payment you can actually afford.

Payment Reality

Why your payment matters more than the rate alone

When rates move, it's natural to focus on that single number. But here's what I tell every client: your actual monthly payment is what you'll live with for years. A lower rate is great, but it's just one piece of the puzzle. Your loan term, down payment, loan type, and what you're borrowing all shape your payment too. Sometimes a slightly higher rate with a better loan program or term means a payment that works better for your budget. That's why I always look at the whole picture, not just the headline rate.

If you're curious what your payment might look like under different scenarios, or if you're wondering whether a recent rate shift changes anything for your situation, I'm here to walk through the real numbers with you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the Alan Thain team any time and we'll walk you through your options.
