Affordability Check

When your payment fits, everything else gets easier

A lot of people focus on interest rates—and they matter—but I've found that borrowers sleep better at night when they're confident about their monthly payment. The truth is, your rate is just one piece of the affordability puzzle. Your down payment, loan term, and how much house you're buying all shape what you actually owe each month. If you're house hunting or thinking about your next move, it's worth taking a step back to ask: does this payment work for my real life? I can walk you through what affordable looks like for your situation, and help you find a loan structure that doesn't stretch you thin.

Let's talk about what a comfortable payment looks like for you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
