Hi there. This week I want to talk about something that often gets overlooked: the loan program itself, and how much it actually matters to your financial picture.

Loan Program Fit

Why your loan choice matters more than you think

Not all mortgages are created equal. The program you choose—whether it's a conventional loan, an FHA loan, a VA loan, or something else—shapes your entire borrowing experience. Different programs have different eligibility rules, down payment requirements, and flexibility built in. The right fit for your situation can mean lower costs, easier approval, or more breathing room in your budget. The wrong fit can mean paying for features you don't need or struggling to qualify when you otherwise could. This is why I always start conversations by asking about your specific goals and circumstances, not just your credit score. If you're not sure whether your current loan program still works for you, or if you're shopping and wondering which option makes the most sense, let's talk through it together.

Reach out anytime—I'm happy to walk through which programs align with your goals.

Tip of the Week

Your loan officer can run a credit simulator to show exactly which actions will move your score the most.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
