Loan Programs

Why your loan type matters more than you think

Not all mortgages work the same way, and the type you choose affects your finances for years. Some loans offer flexibility if rates drop. Others lock in predictability from day one. Some let you build equity faster through shorter terms, while others prioritize lower monthly payments. The right choice depends on your timeline, risk tolerance, and what feels manageable for your household. I've seen borrowers save thousands by picking a program that actually matched their situation—and I've seen others struggle because they didn't understand the differences. If you're buying soon or thinking about your current loan, it's worth a conversation about which program serves you best.

Reach out anytime you'd like to talk through what loan type might work for you.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
