Affordability Check
When your payment changes without a refi
If you have an adjustable-rate mortgage, a home equity line of credit, or an ARM coming due for adjustment, you already know that your payment can shift even if you stay put. But there's another scenario worth watching: if your property tax assessment goes up or your homeowners insurance renews at a higher rate, your escrow payment (the part that funds taxes and insurance) climbs too. That's not a rate change—it's a cost change, and it can catch people off guard. The good news is this gives us a chance to review your whole loan picture. Sometimes a refinance makes sense. Sometimes restructuring your escrow makes sense. Sometimes it's just good to know what's coming. Either way, you don't have to absorb surprise increases without a plan. If you've noticed a payment bump or you're curious what yours might look like in the year ahead, let's talk through your options.

Year-End Tax & Mortgage Planning
1.
Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).
2.
If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.
3.
Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
