When rates aren't working in your favor

Hi there. This week I want to talk about something I hear from borrowers pretty often—the frustration of watching rates move the wrong direction.

What to do when rates don't cooperate

Sometimes rates move in a direction that works against your timeline or goals. If you're waiting for a better rate to refinance, or rates have climbed since you locked in your mortgage, I want you to know there are real strategies beyond just waiting it out. Depending on your situation, you might explore adjusting your loan term, tapping equity through a cash-out refinance, or even reconsidering when the right time to move is. The point is: rate environment shouldn't trap you. Let's talk about what's actually possible for your specific circumstances—there's usually more flexibility than it feels like there is.

If rate changes have you rethinking your home plan, I'd like to walk through your options with you.

Tip of the Week

Inspect your attic insulation. Proper insulation reduces heating and cooling costs and can prevent ice dams on your roof.

Tips for Homeowners

Fall Home Prep: Heating, Safety & Systems

1.

Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

2.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

3.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
