It's not just about the rate

I spend a lot of time thinking about how rates affect your wallet. But there's something equally important that gets overlooked.

Affordability

When your payment matters more than the rate

I talk to a lot of people who focus entirely on interest rates—and understandably so. But here's what I've learned: the rate is only half the story. What really moves the needle on affordability is your actual monthly payment, and that depends on rate, loan term, down payment, and loan program all working together. Sometimes a slightly higher rate paired with a better program or term actually lands you a lower payment than chasing the absolute lowest rate alone. The goal isn't to win a rate competition; it's to land in a home you can comfortably afford. If you're trying to figure out what actually pencils for your situation, I'm happy to walk through the real numbers with you.

Let's talk about what your payment could look like.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
