Does your loan program still fit?

Hi there. Sometimes the best move isn't about rates or refinancing—it's about whether you're in the right loan type for where you are now.

Loan Programs

When a different loan program makes sense

Not every mortgage is built the same way, and the program you chose at closing might not be your best option today. If your financial situation has shifted—your credit improved, you have more savings, or rates have moved—it could be worth looking at whether a different loan type (conventional, FHA, VA, USDA, or a different term length) would serve you better now. The right program depends on your goals: maybe you want to lower your monthly payment, shorten your loan term, or access cash for something important. I've seen borrowers stay in a program that no longer fits their life simply because they didn't think to check. A conversation about your current situation takes minutes and might open up options you didn't know existed.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
