Every borrower's situation is different, and so is the right mortgage for them. This week I want to walk through why program choice matters more than most people think.

Loan Program Fit

Picking a loan program isn't one-size-fits-all

A lot of people assume all mortgages work the same way, but the program you choose shapes your entire borrowing experience. Fixed-rate loans lock in certainty. Adjustable-rate mortgages can start lower but change over time. Government-backed programs like FHA or VA have their own rules and benefits. Jumbo loans serve different needs than conventional ones. The right fit depends on your timeline, risk tolerance, and financial goals—not what worked for your neighbor. I've seen borrowers save money and sleep better at night simply because their loan matched their actual situation, not someone else's. If you're buying soon or thinking about your current mortgage, it's worth a conversation about whether your program still serves you well.

Let's talk about which loan program makes sense for where you are right now.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.
