Your payment matters. Here's why.

Every homeowner has a different money situation. This week I want to focus on something I see matter as much as the rate itself.

Cash Flow

When your monthly payment matters more than the rate

We talk a lot about interest rates here, but I've learned that what keeps homeowners up at night isn't always the rate—it's the payment. Two borrowers with the same rate can have very different monthly obligations depending on their loan term, down payment, and the type of loan they choose. If cash flow is tight, stretching your loan term or exploring different programs might make more sense than chasing the lowest possible rate. The goal isn't always the best rate; it's the right fit for your life right now. I'd love to walk through what your actual options look like and what each one means for your monthly budget.

Let's talk about what payment you're comfortable with—I can show you how different choices get you there.

Tips for Homeowners

Year-End Tax & Mortgage Planning

1.

Consider making your January mortgage payment in December to get an extra month of deductible interest in the current tax year (consult your tax advisor first).

2.

If you plan to sell next year, now is a good time to document improvements — receipts and records add to your cost basis and reduce taxable capital gain at sale.

3.

Review your W-4 withholding if you bought a home this year — your mortgage interest deduction may mean you're having too much withheld from each paycheck.

Have questions about how any of this affects your mortgage or home purchase? We're here to help — reach out to the My Mortgage Company team any time and we'll walk you through your options.
