Does refinancing make sense right now?

Hi there. This week I want to talk about one of the questions I hear most often from homeowners: whether it's the right time to refinance.

Refinance Basics

When a rate drop is actually worth refinancing for

A lot of people ask me, "How much do rates need to fall before I should refinance?" The honest answer is: it depends on your situation. A lower rate sounds great, but refinancing comes with closing costs and time, so you want to make sure the math actually works in your favor. The longer you plan to stay in your home, the easier it is to recoup those costs. If you're thinking about moving in a couple of years, refinancing might not pencil out. But if you're settling in, we can run the real numbers and show you exactly when you'd break even—and how much you'd save after that point. I'm happy to walk through your specific scenario whenever you're ready.

Tip of the Week

Inspect your attic insulation. Proper insulation reduces heating and cooling costs and can prevent ice dams on your roof.

Tips for Homeowners

Fall Home Prep: Heating, Safety & Systems

1.

Have your heating system serviced before it's needed. A furnace failure in winter is an emergency — routine maintenance costs far less than emergency repairs.

2.

Test smoke detectors and carbon monoxide detectors and replace batteries. Carbon monoxide poisoning risk rises when heating systems run more frequently.

3.

Drain and shut off exterior faucets and sprinkler systems before the first freeze to prevent burst pipes — one of the most expensive and disruptive homeowner emergencies.
